What sober living software is
Sober living software is the day-to-day system for running recovery housing. You'll also see it called sober house software, recovery house software or recovery residence software. They're the same category, and most tools cover the same core jobs:
- A bed board: who's in which bed, who's moving in, and what's open.
- Dues and payments: weekly or monthly charges, balances, online payments, and a ledger for cash and checks.
- Applications: an online application link, house agreements and e-signatures.
- House logs: shift reports, chores, check-ins and notes between staff.
- Reports: what a certifying body, board or funder asks you to show.
Where sober living software differs is how it's priced, how much of that list it covers, and who it's built for. Software built around health records (an EHR) is a different category. This guide is about running the houses.

At Sobriety Hub, the owner and director are Full Staff Users and each house manager is a Client Manager, who covers one house1. One-time fees aren't included: Sobriety Hub's $250 onboarding1 and Recovery House Software's $250 data import13. Anchor Living's $29 rate applies to every house once you have 4 or more12. Recovery House Software charges per program in each city13. Oathtrack's estimator lists prices up to 75 beds and quotes above that14. One Step and Behave Health don't publish prices, so they aren't in this table.
What the numbers say
- Sober Living Companion's $60 flat price is the lowest published price at every size here9. Its own site says it has no autopay or ACH10, so compare what each tool does, not only what it costs.
- For one small house, most tools cost less than HopeLinx Basic ($149).
- Anchor Living costs less than HopeLinx Pro up to 8 houses ($232). From 9 houses ($261), Pro costs less.
- At list price, Pro ($249 flat) costs less than Oathtrack Diamond from 32 beds and Professional from 50 beds.
- At Sobriety Hub's monthly rates, the two are about even at one Full Staff User plus seven Client Managers, or two plus four ($250 vs $249). Billed yearly, Pro is $2,490 ($207.50 a month), and the crossover is one Full Staff User plus eight Client Managers.
- On Pro, adding a bed, a house or a staff member adds $0.

You run more than one house, or plan to, and want every staff member on the system without counting seats. Pro is $249 a month for unlimited beds, residents, properties and staff, with every tool, and you can switch off whatever your program doesn't use.
Sobriety Hub
You have a small, steady staff. Price follows staff users, and residents, beds and houses cost nothing extra, so a lean team with many beds pays little. A one-time $250 onboarding fee covers form building, data migration and two onboarding meetings.
Oathtrack
You have a few beds and want to start small, or you want a 30-day trial of the Basics or Professional plan. Price follows beds and staff users are unlimited. Oathtrack confirms case by case whether a migration is free.
Sober Living Companion
Price decides it. $60 a month, flat, for unlimited homes, residents, beds and house managers, with a free resident app. Its site says it has no autopay, no ACH and no accounting integrations, so check that it covers how you collect dues.
Anchor Living
You run 1–8 houses and want per-house pricing with unlimited beds and a 14-day trial with no card. Rent is collected by ACH, and its pricing page lists a 1.75% platform fee on each ACH rent payment.
Recovery House Software
You run one program in one city and want a flat $150 a month with unlimited logins. Each additional city is a separate database at the same price, and data import is a one-time $250.
One Step
You want resident check-ins, outcomes data and automated rent payments in one sober living tool. Pricing comes through a demo.
Behave Health
You also run a program that needs health records (an EHR) next to housing, or a recovery community organization. They also sell revenue cycle (billing) software. Pricing comes as a written quote.

Where HopeLinx may not be the right pick
- You run one small house by yourself. At 8 beds with one person, Oathtrack Basics is about $24 a month, Anchor Living $39, Sober Living Companion $60 and Sobriety Hub $75 ($65 billed yearly). HopeLinx Basic is $149. If price decides it at that size, they cost less.13911
- Price is the only thing that matters. Sober Living Companion lists $60 a month, flat, for unlimited homes, beds and house managers. That's the lowest published price we found at every size in our examples.9
- You need health records or insurance billing too. HopeLinx is recovery-housing software, not an EHR, and it doesn't do insurance billing. An EHR like Behave Health's is built for that.6
- You want an app from the app store. HopeLinx runs in any browser, including on phones, for staff and residents. There's no app to download from the App Store or Google Play. Oathtrack and Sober Living Companion list iPhone and Android apps.39
- You need it to sync with QuickBooks. HopeLinx doesn't connect to QuickBooks today. Dues, payments and balances live in HopeLinx's own ledger.
- You want a longer trial. Ours is 7 days, and a person reviews each request first, usually within a few hours. Oathtrack offers 30 days on its Basics and Professional plans, and Anchor Living offers 14.311
- You need unlimited on the smaller plan. Basic is capped at 3 staff accounts, 50 residents, 5 properties and 5 tools. Unlimited starts at Pro.
8 questions to ask any sober living software vendor
Including us. These are the questions that separate a good demo from a good fit.
- How does the price grow: per bed, per staff user, per house, or flat? What will you pay at the size you plan to be in two years?
- Is there a free trial, and do you need a card or a demo first?
- Is there a setup or onboarding fee, and is moving your data over included?
- Who processes resident payments, at what rate, and does the money land in your own account?
- Can you pass card fees on to residents, and is that allowed in your state?
- How do residents and staff use it: in any browser, or through an app they have to install?
- Can you export all of your data in a format you can open if you leave?
- When something breaks, who answers: a person, a ticket queue or a chatbot, and how fast?
